We are seeking a Tenant Improvement Assistant Project Manager to join our Commercial Property Management team in Los Angeles, CA. You'll oversee project schedules, bid packages, change orders, and budgets while identifying value engineering opportunities to keep projects on time and on spec. The ideal candidate brings 2-3 years of project management experience, knowledge of construction and building codes, and strong communication and leadership skills. 3 weeks of PTO Referral program Employee Discount Program 401(k) Employee Match 50% employee discount on our hotel properties 30% friends & family discount on our hotel Properties Free employee parking spot or public transportation partial reimbursement Residential housing discount after 1 year of continuous employment Annual education allowance of up to $1,000 after 1 year of continuous employment What You Will Do: Responsible for the successful initiation, planning, execution, monitoring, control, and overall closure of assigned tenant improvement projects as well as assist with other projects Reviews critical path items, manages changes in project scope, identifies potential issues, and devises contingency plans, and quickly adapts or accelerates projects to meet deadlines Manages tenant improvement construction projects, and in collaboration with site staff, subcontractors, architects, and engineers Collaborates in a team environment with Leasing, Design and Project Managers Drafts and coordinates detailed scopes of work for bid packages and contract awards including subcontracts Plans and schedules project timelines and milestones using appropriate tools and ensure projects are built in accordance with the schedule. budget, plans, and specs approved by the ownership and the architect/engineers/managers Designs reviews for efficiencies and schedule improvements Develops, tracks, and maintains project schedules Identifies value engineering opportunities to lower the project budget Manages change orders and invoicing and prequalifies vendors and subcontractors Develops and complete punch lists upon project completion Closes out project cleanly and completely within 30 days of project completion Participate in post-project review with key project personnel Performs other duties as assigned What You Will Bring: Demonstrated knowledge of construction and building codes Proficiency in MS Outlook, MS Word, MS Excel, and MS Windows Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports Ability to respond to common inquiries or clarifications from tenants, architects, engineers, and property managers Excellent knowledge of the industry and trends impacting the business Excellent customer service orientation and excellent interpersonal skills Excellent oral and written communication skills Strong negotiation and leadership skills Good accounting, financial statements, job cost, and cash flow Minimum 2-3 years project management experience preferred Onni Properties, LLC (“Onni”) will consider qualified applicants with arrest or conviction records for employment in accordance with the California Fair Chance Act, the Los Angeles County Fair Chance Ordinance for Employers and the City of Los Angeles Fair Chance Initiative for Hiring, and other local ordinance, as applicable.
